Loan Limits by County

Sources and method

Conforming loan limits (every county)

From the Federal Housing Finance Agency's 2026 full county loan limit list (HERA-based, final, flat CSV file), downloaded from FHFA's conforming loan limit page on November 1, 2026: 3,235 rows, one per county or county equivalent, each with the 1, 2, 3 and 4 unit limits and the metro area (CBSA) code. Figures are shown exactly as published.

  • Change since 2025 compares each county with FHFA's 2025 file (3,234 rows), matched on the county FIPS code.
  • Connecticut is listed by planning region in the 2026 file and by county in 2025, so its regions show no 2025 comparison.
  • Labels: "Baseline" means the national baseline ($832,750 for one unit); "High-cost" means above it; "High-cost ceiling" means $1,249,125. Alaska, Hawaii, Guam and the U.S. Virgin Islands have a statutory baseline of $1,249,125.

FHA loan limits

The 2026 FHA floor and ceiling for 1 to 4 units are from HUD's announcement of December 11, 2025 and Mortgagee Letter 2025-23 (effective for case numbers assigned on or after January 1, 2026). HUD sets an FHA limit for every county; we do not publish those county figures, because HUD's county file could not be retrieved when this site was built. Each county page links to HUD's FHA Mortgage Limits lookup for the exact figure. We do not estimate county FHA limits.

Method text

The guides on how limits are set follow FHFA's Conforming Loan Limit Values FAQs (November 2025) and its 2026 addendum.

Updates

FHFA announces the next year's limits at the end of November; they take effect on January 1. We load the new file when it is published. HUD announces FHA limits for the next year, usually in December.
